On March 12, 2026, the Senate passed the 21st Century ROAD to Housing Act (the Act). If passed in its current form, the Act would restrict the ability of large institutional investors, such as real estate investment trusts (REITs) and investment funds, to own single-family homes held primarily for rent to residential tenants (SFRs).
